The purchase price of the property. It determines the base of your loan and directly affects the monthly payment.
The percentage of the house price you pay with your own savings. A higher down payment reduces your loan amount and total interest.
The yearly interest charged by the bank. Higher rates increase both your monthly payments and the total cost of the loan.
The total duration of the mortgage until it is fully paid off. Longer terms result in lower monthly payments but higher total interest paid. Note: This is NOT the same as the fixed-interest term (rentevastperiode).
The percentage of interest you can get back through Dutch tax benefits (Hypotheekrenteaftrek). Higher rates lower your net monthly cost.
Your age at the time of purchase. This is used to determine if you qualify for the Transfer Tax exemption for first-time buyers under 35.
First-time buyers under 35 years old are exempt from the 2% transfer tax for properties up to €555,000 (2026 limit).
Optional extra payments to pay off your debt faster. This reduces the remaining balance and saves on future interest.
The maximum amount you can typically repay extra per year without paying a penalty (usually 10% of the original loan).
Your current monthly rent. This is used to compare the total cost of renting versus buying over the mortgage term.
